Strong increase in transfer of properties
2005 was yet another record year for property sales. In total, 176 800 transfers of real property were registered in 2005. This is up 5.6 per cent compared with 2004.The aggregate value of the properties transferred rose by 19 per cent since 2004.
9 300 more transfers of real property were registered in 2005 compared with 2004. Over the year 2005, transfers increased in all counties. The increase occurred in the three last quarters, while the number of transfers fell by 1 500 in the first quarter.
The aggregate value of the properties transferred amounted to NOK 211.9 billon in 2005. This is 34 billion more than in 2004. The value increased in all quarters of 2005 compared with the corresponding quarters in 2004. In the last quarter of 2005 the value increased 35 per cent compared with the same period last year.
Higher price per dwelling transfer
The majority of the transferred properties are dwelling properties. In 2005, dwelling properties with building amounted to 74 200 transfers on the free market, an increase by 10 per cent from 2004. The average price per transfer rose from NOK 1.643 million in 2004 to NOK 1.810 million in 2005.
The average price has increased in all counties and relatively most in Oppland, Nord-Trøndelag and Finnmark, all by 17 per cent. Sogn og Fjordane and Nordland had the lowest increase, both by 6 per cent.
In the fourth quarter of 2005 the average prize per transfer of dwelling properties with building was NOK 1 903 000. This is an increase by 12.5 per cent compared with the corresponding quarter last year.
Increase in transfers of holiday properties
Holiday properties increased by 7 per cent and amounted to 31 000 registered transfers in 2005. Transfers of holiday properties without building increased most, and ended up 14 per cent compared with 2004. Furthermore, commercial/office properties rose by 6 per cent and dwelling properties by 4 per cent.
Holiday property prices decreased in the 4th quarter
The average prize of transferred holiday properties with building sold on the free market rose 3 per cent from 2004. In 2005, the average price was NOK 831 000. Vestfold had the highest average price with NOK 2 100 000 and Finnmark the lowest with NOK 239 000.
In the fourth quarter of 2005 the average price per transfer of holiday properties decreased from NOK 865 000 to NOK 749 000 compared with the corresponding quarter 2004.
