Average transfer price never higher
The aggregate value of transferred properties increased by NOK 2.2 billion from the fourth quarter of 2005 to the fourth quarter of 2006. The number of transfers fell by 6 per cent, however. The average price per transferred dwelling passed NOK 2 million and has never been higher.
The aggregate value of properties transferred during the fourth quarter of 2006 amounted to NOK 70.5 billion. This is an increase of 3 per cent compared with the corresponding quarter in 2005. The highest increase was recorded in Aust-Agder county with 28 per cent. Since the fourth quarter of 2001, the aggregated value for the country as a whole has almost doubled.
49 800 transfers of real property were registered in the fourth quarter of 2006, a decline of 6 per cent compared with the corresponding quarter in 2005. There was a decline in most counties.
Decline for all types of properties
Compared with the corresponding quarter last year, the number of transfers fell for all types of properties in the fourth quarter of 2006. Transferred properties without buildings had a larger decline than properties with buildings. Agricultural/forestry/fishery properties had the largest decline with 31 per cent.
High value of holiday properties
A total of 2 700 holiday properties were sold on the free market in the third quarter of 2006. The average price per transfer was NOK 970 000, 29 per cent higher than in the same quarter last year. The average price per transfer increased in most counties and particularly in Nord-Trøndelag with 67 per cent. Transfers of leases are not included in these figures.
High price per dwelling transfer
In the fourth quarter of 2006, a total of 22 000 dwellings were sold on the free market. The average price per transfer was NOK 2.1 million, representing an 11 per cent increase from the corresponding period in the previous year. Compared with the fourth quarter of 2005, the average price rose in all counties except Sør-Trøndelag. The average price per dwelling transfer in the fourth quarter of 2006 was highest in Oslo and Troms with NOK 3.2 million and NOK 2.8 million respectively. Compared with the previous quarter the average price per dwelling transfer rose by 8.5 per cent.
