Purchase price up 36 per cent over 5 years

A total of 9 300 agricultural properties were transferred to new owners in 2014. One third of the properties were sold on the free market. The average purchase price for properties sold on the free market in the period 2009-2014 increased from NOK 1 459 000 to NOK 1 989 000.

During the period 2000-2014, approximately 5 per cent of all agricultural properties were transferred annually. In 2014, 9 300 transfers of agricultural properties were registered; an increase of 300 from the previous year. One in three properties were transferred as licensed decedent estates or inheritance of decedent estates, almost one in three properties were sold on the free market and 1 950 properties were transferred as donations. Most of the donations were transfers within the family.

Higher prices per transfer

The average purchase price for all transferred properties sold on the free market in 2014 was NOK 1 989 000; an increase of 36 per cent from 2009. The purchase price per transfer for properties with building sold on the free market and agriculture as purpose of use was NOK 2 186 000. This is an increase of 5 per cent from the year before.

Age of new owners lowest in family transfers

In 5 500 of the transfers, the seller and buyer were related. The average age of new owners of agricultural properties was almost 52 years in 2014. For transfers registered as a donation, which is normal for a family transfer, the average age of the new owner was 42 years. For properties transferred as licensed decedent estates or inheritance of decedent estates, the new owners were on average 64 years old.
