House prices up 7.5 per cent

House prices increased by 7.5 per cent from the fourth quarter of 2003 to the first quarter of 2004, and are 9.5 per cent higher than in the first quarter of 2003.

Adjusted for seasonal variations, house prices increased by 4.2 per cent from the fourth of 2003 to the first quarter of 2004. This means that prices have increased more during the last quarter, than they normally do from the fourth to the first quarter.

Prices of detached houses increased the most the last quarter

Prices of detached houses increased by 8.9 per cent during the last quarter. Detached houses in Oslo and Bærum increased by 3.7 per cent. In the other three price zones, prices increased by between 8.1 and 9.9 per cent during the same period.

Prices of row houses and flats increased by 4.7 and 4.9 respectively from the fourth quarter of 2003 to the first quarter of 2004.

Prices up 13.5 per cent in Stavanger, Bergen and Trondheim

From the first quarter of 2003 to the first quarter of 2004, house prices increased by 9.5 per cent. Prices increased the most in Stavanger, Bergen and Trondheim, by 13.5 per cent. Prices of flats increased by 17.2 in this price zone, during the last year, while prices of detached houses and row houses increased by 13.1 and 11.9 per cent respectively.

In Oslo and Bærum, prices increased by 7.7 per cent on average from the fourth quarter of 2002 to the fourth quarter of 2003. In Akershus exclusive Bærum and the rest of the country, prices increased by 7.1 and 9.2 per cent respectively, during the last year.

A total of 11 504 sales are used in the calculation of the price index.
