Decline in house prices last quarter

Norwegian house prices fell by 1.5 per cent from the second to the third quarter of 2007, and are now 11.5 per cent higher than in the third quarter of last year.

Adjusted for normal seasonal variations the increase in house prices was 1.8 per cent from the second to the third quarter for the country as a whole. In Oslo and Bærum, however, the house prices fell by 0.5 per cent adjusted for seasonal variations.

Sharpest decline for detached houses

Prices of detached houses fell by 2.2 per cent from the second to the third quarter, while prices of row houses and flats fell by 0.5 per cent respectively.

Row houses have seen the largest increase in prices over the last year and are now 13.3 per cent higher than in the third quarter of last year. For detached houses and flats the corresponding increase is 11.8 per cent and 8.3 per cent respectively.

Higher price growth for detached houses than in neighbouring countries

From the first quarter of 2006 to the first quarter of 2007, prices of detached houses in Norway increased by 15.7 per cent, compared with 8.0 per cent in Sweden and 7.4 per cent in Denmark.

Prices per square metre for freeholder houses by municipality

Annual average square metre prices for all municipalities are available in StatBank Norway. In addition, quarterly average square metre prices for municipalities with 20 000 inhabitants or more are available. If a municipality has fewer than ten sales the square metre prices are not published. Choose “More tables in StatBank” in the left margin to access the figures.

A total of 15 748 house sales are used in the index computation for the third quarter of 2007.
