House prices fell by nearly 3 per cent
House prices fell by 2.9 per cent in the third quarter of 2000 compared with figures from the second quarter 2000. The first fall in house prices since the fourth quarter of 1998. On an annual basis, house prices were 12.5 per cent higher than in the third quarter of 1999.
The largest decrease in house prices was recorded for detached houses in Oslo (including Bærum) and Akershus, 6.8 per cent and 5.3 per cent respectively. In the major cities of Stavanger, Bergen and Trondheim the prices of detached houses fell by 3 per cent in the third quarter of 2000. The prices of flats in Oslo fell by 2.5 per cent from the second to the third quarter last year. The prices of flats in the major cities of Stavanger, Bergen and Trondheim fell by 2.7 per cent in the same period.
NOK 20 000 per square metre
The highest prices of flats in the third quarter last year were in Oslo where the average was NOK 20 370 per square metre of useful floor area. In Akershus the average price of flats was NOK 16 653 per square metre and in the major cities of Stavanger, Bergen and Trondheim about NOK 14 500. At the other end of the scale, the lowest average prices for flats were in Hedmark, with an average of NOK 8 970 per square metre.
0.6 per cent change from preliminary figures
The overall price index for second hand dwellings shows a 0,6 per cent higher price increase from third quarter of 1999 to third quarter of 2000 compared with preliminary figures published on 7 February 2000.
Preliminary figures for the fourth quarter of 2000 will be published on 16 March 2000.
