The price is connected to the quarter in which the local authorities register the construction work as completed and not at the time of entering into the sales contract. Therefore, the price index for new detached houses intercepts large changes in the market with a delay of almost one year.

Prices of new houses increase the most

The prices of completed detached houses rose more rapidly last year than the prices of second hand detached houses. As prices of completed houses rose by 9.9 per cent in the fourth quarter 2000 compared with the fourth quarter 1999, prices of second hand houses rose by 8.1 per cent.

The last three years the prices of new detached houses and second hand detached houses have risen by 29.3 and 26.5 per cent respectively. Compared with the historical bottom level in the first quarter of 1993 the prices of new houses and second hand houses have increased by 67 and 94 per cent respectively.

The prices increased by 2.4 per cent in the fourth quarter 2000 compared with the third quarter 2000. Adjusted by seasonally variations the prices increased by 3.0 per cent during the same period.
