The price is connected to the quarter in which the local authorities register the construction work as completed and not at the time of entering into the sales contract. Therefore, the price index for new detached houses intercepts large changes in the market with a delay of almost one year.

Prices of new detached houses up 8.4 per cent

Prices of new detached houses increased by 8.4 per cent from the first quarter of 2001 to the first quarter of 2002. The prices increased by 1.9 per cent in the first quarter compared with the fourth quarter last year. Adjusted for seasonality, the prices increased by 2.6 per cent.

During the last four years the prices of completed detached houses have risen by 40 per cent. In the corresponding period the Building cost index (input price index) for detached houses has increased by 16 per cent. The difference can partly be explained by a change in market conditions and increased profit margins of the construction contractor and subcontractor. In addition, the branch organization for the building industry has indicated a fall in productivity in the same period.
