The price is connected to the quarter in which the local authorities register the construction work as completed and not at the time of entering into the sales contract. Therefore, the price index for new detached houses intercepts large changes in the market with a delay of almost one year.

Increase in prices of new detached houses

Prices of new detached houses increased by 7.4 per cent from the second quarter of 2004 to the second quarter of 2005. From the first to the second quarter of 2005 the prices of new detached houses housing increased by 5.7 per cent.

Adjusted for seasonal variations, prices of new detached houses increased by 3.2 per cent from the first to the second quarter this year.

Prices of new detached houses reached a record low in the first quarter of 1993. Since then, the prices have increased by 115.4 per cent. In comparison, the consumer price index has increased by 28.1 per cent in the same period, and the construction cost index for detached houses of wood has increased by 45.9 per cent.

A total of 469 observations have been used in the calculation of the index.
