The price is connected to the quarter in which the local authorities register the construction work as completed and not at the time of entering into the sales contract. Therefore, the price index for new detached houses intercepts large changes in the market with a delay of almost one year.

Lower price growth of new detached houses

After a strong growth in prices of new detached houses at the end of 2007, prices decreased by 0.4 per cent from the fourth quarter last year to the first quarter this year. Adjusted for seasonal variations the prices however increased by 0.6 per cent.

From the first quarter of 2007 to the first quarter of 2008, prices of new detached houses grew by 7.5 per cent. This is a considerable lower growth compared to the annual growth rates throughout 2007.

Since the first quarter of 2000, prices of new detached houses have increased by 71.5 per cent. In comparison, prices of second-hand detached houses have increased by 80 per cent in the same period. The construction cost index for detached houses of wood shows a growth of 40.1 per cent in the same period.

A total of 433 observations were used in the calculation of the index in the first quarter.
