Strongest price growth for new small houses

Prices of new multi-dwelling houses increased by 5.3 per cent from first half last year to first half this year. Small houses had the strongest price growth with 11.7 per cent, while the prices of flats in new housing blocks only increased by 1.6 per cent.

From the second half of 2006 to the first half of 2007, prices of new multi-dwelling houses increased by 2.1 per cent. During this period, flats in new housing blocks decreased by 3.4 per cent, while new row houses, semi-detached houses and other small houses increased by 8.6 per cent.

The prices of new multi-dwelling houses increased by 74.3 per cent from the first half of 2000 to the first half of 2007. In the same period, the price indices for new flats and small houses increased by 81.4 and 79.4 per cent respectively.

Data source

The Norwegian State Housing Bank provides the data used in this index. The data are based on information from loan applications received by the bank. The index only includes projects for which loans have been granted. Houses are divided into two different groups of buildings:

Small houses comprise row houses, linked houses, atrium houses, terraced houses, houses with two, three or four dwellings and other multi-dwelling houses with less than three storeys.

Blocks of flats comprise multi-dwelling houses with three or more storeys

Price

The prices used in the index refer to the price the final owner has to pay for the dwelling, excluding the cost of land. They are based on loan applications and are estimates of the final cost, not the actual final cost. Comparisons reveal insignificant differences between estimates of the final costs and the actual final cost.

Time of measurement

The index is comprised of multi-dwelling housing projects for which the Norwegian State Housing Bank has granted loans during the six-month reference period. Loans are normally granted before or when the building starts.
