Extensive regional variations between new and second-hand house prices

In 2016, the average price of a second-hand detached house was 69.6 per cent of the price of a new detached house. The ratio between the price of new and second-hand detached houses is almost unchanged from the previous year. There are extensive regional differences in the price ratio between new and second-hand detached houses.

The average square metre price of new detached houses completed in 2016 was NOK 33 584. The average square metre price of detached houses bought in the second-hand market in the same year was NOK 23 368.

Extensive regional variations

In Oslo, the gap between second-hand detached houses and new houses narrowed between 2015 and 2016, and is now 89.2 per cent. In Bergen and Trondheim, the corresponding gap widened, and is around 80 per cent in 2016. Nord-Trøndelag, Hedmark and Oppland are the counties with the widest gap between second-hand detached houses and new houses, with around 57 per cent.

The average square metre price of new detached houses varies from NOK 27 666 in Aust-Agder to NOK 58 235 in Oslo. Stavanger is the second most expensive city, with an average square metre price of NOK 44 839. Stavanger and Rogaland are the regions with the largest decline since 2015, by 5.9 and 3.8 per cent respectively.

The average square metre price of second-hand detached houses varies from NOK 16 059 in Nord-Trøndelag to NOK 51 941 in Oslo. Trondheim has exceeded Bergen and Stavanger and is the second most expensive city in 2016.
