Increased price differences of detached houses

In 2001 the price per square meter of used detached houses was 80.9 per cent of the price per square meter of new detached houses. The corresponding numbers for 1999 and 2000 were 86.2 and 87.3 per cent respectively.

From July 1993-June1994 to 2001 the price per square meter of used and new detached houses has risen by 102.1 and 93.7 per cent, respectively,. The price per square meter is not adjusted for variations in the quality of the dwellings either between the counties or over time.

New detached houses less expensive than used ones in Oslo

The regional variations in the price ratio between new and used dwellings are large. The price differences in central areas are generally lower. In Oslo the prices of used detached houses are higher than for new ones. In Akershus and the cities of Stavanger and Bergen the differences are small, less than 10 per cent. The counties Hedmark, Nord-Trøndelag and Finnmark have the largest price differences. In these counties the price per square meter of a used detached house is between 57.7 and 63.0 per cent of a new one.

Building a new house still most expensive in Oslo and Akershus

As in 2000, the highest prices per square meter for new detached houses are registered in Oslo. The average price per square meter in 2001 was NOK 14 407. The corresponding price per square meter in Akershus was NOK 12 561. Used detached houses were also most expensive in these two counties in 2001.

Last year building a new house was cheapest in Sogn og Fjordane, Finnmark and Møre og Romsdal. In these counties the price per square meter for new detached houses was on average NOK 8 516, NOK 8 523 and NOK 8 957, respectively. The national average in 2001 was NOK 10 063. The price per square meter for used detached houses was lowest in Finnmark and Nord-Trøndelag.

Uncertain numbers for the large cities

Particularly with regard to new detached houses, there are few observations in Oslo, Stavanger, Bergen and Trondheim. At the same time there are regional price differences within the urban areas. This makes comparisons between the large cities more uncertain.
