Large price gap between new and second-hand housing
In 2009, the average price of second-hand detached houses was 25 per cent lower than the average price of new detached houses. In the large cities the price difference was about 20 per cent.
The average square metre price of new detached houses completed in 2009 was NOK 22 651. The average square metre price of detached houses transferred in the second-hand market in the same year was NOK 16 806.
Large regional variations
The average square metre price of new detached houses varies from NOK 17 318 in the cheapest county Nord-Trøndelag, to NOK 40 000 in the capital city of Norway, Oslo. Stavanger is the second most expensive city, with an average square metre price of new detached houses of NOK 31 619.
Nord-Trøndelag has also the lowest price level for second-hand detached houses, with an average square metre price of NOK 10 675. This is about 40 per cent less than for new detached houses in the same county. In Oslo, the average square metre price of second-hand detached houses is NOK 32 601.
Uncertain figures for large citiesThere are few observations of new detached houses in Oslo, Stavanger, Bergen and Trondheim. In addition, there are large price differences within the largest cities. This makes comparison between the largest cities more uncertain. Uncertainty of comparisonThe comparison between new and second-hand detached houses is based on two different surveys with different definitions for the time of measurement. The prices of new detached houses are connected to the quarter in which the construction work is completed, which could be more than a year after the contract is signed. The price of second-hand detached houses is connected to the same quarter as the sales contract is signed. |
