Minor changes in rents

The rental market survey showed minor changes in rents from the second to the third quarter. The average monthly rent for all tenants was NOK 5 440 in the third quarter of 2009; a marginal rise from the second quarter.

The average monthly rent in the third quarter in Oslo and Bærum was NOK 7 454; an increase of 0.2 per cent. In Akershus excluding Bærum the average rent was NOK 6 038. In Bergen, Trondheim, Stavanger and Tromsø the average monthly rent was NOK 6 074, while in other urban settlements with more than 20 000 inhabitants the average rent was NOK 5 311.

Some increase in rents for dwellings with five rooms or more

Dwellings with five rooms or more had on average a monthly rent of NOK 6 350; an increase of 0.5 per cent from the second to the third quarter in 2009. From the first quarter, rents for this type of dwelling rose by 1.5 per cent. The average rent for a one room dwelling showed no change from the second quarter. Rents for two and four room dwellings had marginal changes in the same period. Three room dwellings had an average rent of NOK 5 595; a decrease of 0.4 per cent. The rental market survey covers both old and new tenancy agreements.

About the interpretation of the average estimates

The Norwegian rental market is characterised by large variations in rents due to geography, physical unit attributes, relations between tenants and landlords and period of tenancy. The average estimates must therefore be treated with some caution. It is also important to notice that average rent levels are not directly comparable between years. The reason is that each annual survey is based on unique samples that may differ according to variables that are important for the rent level.

Annual numbers are projected each quarter based on the Consumer Price Index, or more precisely the index for actual rentals paid by tenants.
